Two parcels of adjoining land south of Magdalena, New Mexico, near mile marker 31 on US Highway 107. Parcels are 120 acres and 40 acres, located in Section 1, T4S R5W.
BLM land to the north, state forest land to the west, national forest land 1 mile east. Situated just to the west of the beautiful Magdalena Mountains. Watch the sun rise over the Magdalenas and set to the west over the San Mateo Mountains in the Gila National Forest. Unimproved land offers several possibilities for building sites.
Nearby wells are at 75, 85, 275, and 350 feet. Power lines run along the northern 1/4 mile of the 40-acre parcel and are also accessible off Highway 107 to the northwest corner of the 120-acre parcel, approximately 1/8 mile. LP gas is available from two suppliers in Magdalena. Mineral and water rights included according to title abstracts. Ranch road through properties formerly used by ranchers has no legal easements or right-of-ways attached. These properties are contained within an area fenced off from surrounding open-grazing ranches.
New Mexico has an open and closed gate policy with respect to free-range grazing.
The property is accessible via any passenger vehicle; however, most residents find four-wheel drive to be helpful, especially during snowy weather or monsoon season.
Both properties have great southern exposure for direct and passive solar gain. Several homes in the area are off-grid or grid-tied, with direct solar as the main source of renewable energy. The land itself has excellent soil for the construction of adobe block.
The land is in a pinon and juniper high desert range. Average annual precipitation is around 12 inches, with rainfall being fairly evenly distributed throughout the year. The heaviest rainfall comes in August with an average of over 2.5 inches. Temperatures range from about 10° to over 90°, and it is not uncommon for a 40° difference between day and night temperatures. Weather conditions are due to a large extent to the elevation which, on these properties, ranges from 6900 to 7300 feet above sea level.
The community largely consists of ranchers and retired or semi-retired individuals. Many of those that work are self-employed or employed through the nearest town, Socorro (25 miles east of Magdalena).
There is a large artist and musician community in the area. The Macy Center at New Mexico Tech in Socorro offers a wide variety of talents in its many shows throughout the year, known as the "Performing Arts Series."
Dining is available in both Magdalena and Socorro. There are three restaurants in Magdalena and one saloon/package store. Provisions and building supplies/hardware are available in Magdalena, Socorro, Los Lunas and Albuquerque.
Both landline and cellular telephone services are available. For both television and internet, satellite service is recommended, although limited television signals can be received via deepest fringe antenna on high ground, and dialup internet service is available through the telephone company.
Ambulance and fire services are provided by the Village of Magdalena. Police service is provided by Socorro County Sheriff and New Mexico State Police. In town, police service is provided by the Magdalena Marshal's office. There is a health clinic on Highway 107 just south of US Highway 60 (First Street). Socorro offers hospital services and minor surgical procedures. Emergency airlifts are available in this area.
The neighbors around these parcels are friendly and support each other, helping one another with repairs, watching property while owners are away, and alerting one another to the presence of trespassers or problematic wildlife (neither of which has ever been a frequent issue).
Due to the situation of these parcels around beautiful forest lands, you will experience a wide variety of interesting wildlife. People in this area have seen pronghorn, elk, mule deer, cougar (mountain lion), coyote, wolf, badger, porcupine, bobcat, fox, bear, eagle, hawk, crane, jackrabbit, various snakes (including rattlesnake and bull snake), and tarantula. Insects are not as plentiful at these elevations.
Horse riding, hiking, hunting, rock climbing, prospecting, and geology are some of the activities that people enjoy in this area. You can always find a place to do these and other recreational activities nearby.
If serenity is what you need, this is the spot. The only man-made noises you will hear are the occasional vehicle on Highway 107, the infrequent aircraft above, or perhaps a distant gunshot during hunting season. The area in which these properties are located is part of the region designated by Game & Fish for bow and muzzleloader hunting only (no rifles).
If you have a pioneer spirit, and entering the old west to create your own homestead appeals to you, then this is your opportunity to fulfill your dream. Contact us today for an appointment to see this beautiful land.
